City of Orillia Committee of Adjustment Hearing Minutes
The committee held a hearing to address an application for land severance at 16 First Street, which proposed dividing land to create three new residential lots for semi-detached dwellings. Following input from the applicant, staff reports, and public comments concerning road access, infrastructure, and neighborhood compatibility, the committee voted to deny the application. The denial was based on findings that the existing road infrastructure on First Street is inadequate to support the proposed intensification and fails to meet safety and municipal service criteria.
